The Philippines: A Familiar Real Estate Phenomenon, A New Frontier of Opportunities! #178

An insightful evening at the Ayala Land International Sales event at Holiday Inn Singapore Orchard City Centre on 16 October 2026.

My appreciation to Hazzelle Garcia, Regional Head of Ayala Land International Sales, and her team for sharing perspectives on Metro Manilas transformation and the Philippines economic potential.

One development caught my attention: the 33-km Metro Manila Subway, connecting the north and south, with completion targeted around 2030.

For Singaporeans, this is a familiar real estate phenomenon. Infrastructure connectivity transforms property values, accessibility and communities.

🇵🇭 With over 115 million people, the Philippines has a population significantly larger than Malaysias. Metro Manila alone accommodates approximately 14 million people, 2.5 times Singapore's population, within a broadly comparable metropolitan area.

Such density creates demand for more liveable homes, particularly with a burgeoning middle class supported by overseas Filipino workers (OFWs), remittances and a youthful workforce.

Beyond its cities lie thousands of islands, beautiful unspoilt beaches and opportunities in hospitality, tourism and retirement living.

For Singaporeans considering investment, business expansion or retirement, the English-speaking environment and geographical proximity make the Philippines a natural extension.

But identifying opportunities is one thing. Successfully navigating the market is another.
